Building a Home in New Zealand

New Zealand is a beautiful country and ranked amongst the top places in the world to live. So why not build your dream home here in New Zealand?

We've put together a few tips and ideas for those looking to build their home in New Zealand.

House and Land Package or Start from Scratch?

Perhaps one of the first questions you'd like to ask yourself is do you want to buy a House and Land Package, or would you like to source and buy your own piece of land and then build your dream house there. The difference generally comes down to how much land you want included in your section, and where do you want your home located. There are many housing developments in progress throughout New Zealand, each offering a range of House and Land Packages, generally starting from around $400,000 in the Canterbury area, with prices being very different across the country. For example, if you are looking to build in Auckland, that price would be more likely around $600,000. If you are looking to build in Invercargill, that price might be closer to $300,000.

The other difference with House and Land Packages is that they are generally in new subdivisions with smaller land areas. However, if these things don't bother you, you may be able to get a brand new house on a fresh new section in a brand new subdivision.

Who Will Build my Home?

Once you've decided on a location, the next step will be to talk to a few of the many different property building companies located throughout New Zealand. Some of the more well known brands include Stonewood, GJ Gardner and Mike Greer Homes.

What about Tailored Appliances?

If you don't want a run-of-the-mill home, you might like to source some tailored appliances and features for your home. For example, you could set off your beautiful new kitchen with a modern, silent custom range hood that will effortlessly and silently remove bad odours and smells from your kitchen. Don't forget about condensation in the bathroom, and include the best bathroom extractor fan available as well.

Buying the Land

If you don't choose to go with a House and Land Package, there are a few ways to go about finding your perfect patch of land. You can approach one of the many real estate agencies located around the country, have a look on TradeMe Property, or you can look to buy privately through DIY Real Estate.

Financing my Home

There are lots of banks in New Zealand, some of the top ones are ANZ, WestPac, Kiwi Bank and ASB. Each bank will have their own lending criteria, so if you don't already have your own bank, approach each to see what they can offer you.

If you are a New Zealand resident and have been working in New Zealand, you will likely have a Kiwi Saver and if this is your first home you may be able to use some of this money to help fund your purchase. Different laws apply though, so read through the criteria to see if you are eligible.
